Frequent Asked Tenant Questions

Our process is simple. We require that you have no evictions on your record within the last 7 years and are currently employed with a household income of 3 times the rent, or can show financial stability without employment (e.g., savings account, trust account, or inheritance). You should have no felony marks or reports on your criminal background check within the last 7 years. While we consider FICO credit scores, our selection is not solely based on them. We also verify your tenancy history with your previous landlord to assess your rating as a tenant.

ONLY CERTIFIED FUNDS ARE ACCEPTED WITH PAPER PAYMENTS.

Your rental payment is due on the 1st of every month and must be postmarked by the 5th through the United States Postal Service to avoid a late fee. All rental payments must be in certified funds (e.g., Money Orders, Certified Bank Checks). Personal checks are not accepted for rent payments. A 10% late fee will be imposed for rent postmarked after the 5th.

If you are currently a resident at a property managed by Atlanta Peach Management and would like to submit a maintenance request, please go to the Contact Us page and input your request. Maintenance requests will be submitted to the maintenance department, which will reach out to schedule the necessary work. Please allow up to 14 business days for non-emergency requests.

Our policy is simple: your lease may be bought out or severed by paying 1.5 months’ rent to Atlanta Peach Management at the time of vacating the residence. Tenants must also sign a “Cancellation of Lease Agreement” form to not be held liable for the remaining months of the Residential Rental Lease Agreement.

Atlanta Peach Management will only reserve a property for up to 30 days. This means you have 30 days from the time you are approved to take possession of the property. This can only be secured with a holding deposit equal to one month’s rent. Should you decide not to lease the property, the deposit will become non-refundable, as the property will not be shown during this period and we will be declining other potential applicants.
